The Buyer's Property Inspection
Most buyers order a licensed property inspection within the timeframe set in the Purchase Agreement. Some buyers request specialized inspections (roof, HVAC, pest, etc.). If the buyer is financing the purchase, the lender will typically order an independent appraisal to confirm the property value supports the loan amount. We coordinate with all parties to keep inspections and appraisals on schedule and to address findings professionally.
The Closing Agent
A title company or attorney will examine the title history and confirm the title is clear of encumbrances so ownership can transfer at closing. We work closely with the closing agent to resolve any title issues before settlement.

What else you should know...
Contingencies
Contingencies—such as inspections or financing—must be satisfied for the contract to become binding. Typical buyer obligations include:
- Securing financing and insurance;
- Reviewing title reports and disclosures
- Completing inspections (roof, pest, well/septic, pool, mold, lead, HVAC, etc.)
When renegotiations occur, an experienced listing agent is invaluable in evaluating requests and protecting your interests.
Loan Approval and Appraisal
Prefer buyers with lender pre-approval, approval letters, or loan commitments. Appraisers working for the lender will verify the sales price is supported by market data.

Tips For Selling

Give Your House a Deep Clean
First impressions matter. A professional deep clean—bathrooms, kitchens, floors, and rugs—ensures the property presents at its best and supports higher perceived value.

Declutter The Home
A clutter-free space lets buyers focus on the home’s features and envision their own belongings in the space. Organized rooms photograph better and show larger.
Call a Handyman
Addressing visible maintenance issues before listing reassures buyers and can prevent renegotiations. Small repairs often deliver a strong return on investment.
Paint the Walls
A fresh coat of paint cleans up your walls while boosting buyer appeal. Swap any bright or outdated colors for a neutral palette throughout the house, making it easier for potential buyers to envision their own belongings in the space.
Increase Your Curb Appeal
The outside aesthetic of your home is just important as the inside. Give buyers a good feeling before they even open the front door. Landscaping, mulching, flowers, pressure washing the driveway and exterior of the home are all simple ways to increase the value of your home.
Stage Your Home
Staged homes tend to fill quickly because they feel homier - if you have neutral furniture that you can leave in the home, do it, otherwise consider a professional staging company.
Depersonalize Your Home
You want to leave a few nice, framed photos around the house to make the home appear inviting and lived in, but in general, removing your very personal items, such as family photos will let the potential buyers see their photos in those places, versus yours.
