Can you hold a place before I apply?
We generally do not hold a single-family rental without a completed rental application and applicable fees. Properties are rented on a first-come, first-served basis once qualifying documentation and payment are received, so we recommend submitting your application promptly to improve your chances of securing the home. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. In most cases tenants pay the first month's rent and a security deposit at lease signing; some homes also require last month's rent. Your specific move-in requirements will be listed on the listing and in your lease so you know expected funds before move-in. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease, typically 18 years or older (or otherwise legally emancipated). All applicants who will be on the lease must complete the rental application and meet screening criteria. -
Is the deposit refundable?
Security deposits are generally refundable if the property is returned in good condition, subject to normal wear and tear and fulfillment of lease terms. Deductions may be made for unpaid rent, repairs beyond normal wear, or required cleaning. Final accounting and any refund follow state law and the timelines in your lease. -
Who needs a cosigner?
A cosigner or guarantor may be required when an applicant does not meet income, credit, or rental history standards. Cosigners must satisfy financial qualifications, sign the guarantor agreement, and accept responsibility if the tenant defaults. -
You have a property I want to rent. How do I apply?
You can apply online through our tenant portal or in person when available. A complete application, the application fee, and documentation—such as photo ID, proof of income (pay stubs or tax returns), and rental or employment references—are typically required to begin screening. -
How do I pay rent?
We prefer electronic rent payments through the tenant portal for convenience and transparent recordkeeping. Depending on the property, other options may include ACH/automatic bank transfer or check/money order. Your lease lists accepted payment methods and due dates. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet to the property. Many single-family homes allow pets with prior approval and may require a pet deposit, monthly pet rent, or breed/size restrictions. We evaluate pet requests case-by-case to balance resident needs with property care. -
I want to move out, but my roommate wants to stay. What should I do?
Leases obligate all named tenants for the full term. If one tenant wants to stay, that person must qualify independently under our screening criteria or the tenants may mutually arrange a lease reassignment or replacement approved by management. We can guide you through the process, including any lease amendment or release steps. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required notice period—typically 30 days—and submit written intent to vacate by that deadline. Proper written notice helps ensure a smooth move-out, timely inspection, and return of any eligible security deposit per lease and state law. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate routine maintenance and repairs to keep homes safe and well-maintained. The property management team arranges and pays for repairs covered by the owner per the lease. Tenants are responsible for damage caused by negligence or misuse and for timely reporting maintenance issues through the tenant portal so we can address them promptly and protect the home's long-term value.
